The building occupies a corner lot overlooking a the ancient Porta Maggiore. Built in the 20' and renovated some years ago, it consists of 3 storeys, topped by a rooftop terrace. Many of the families who bought in the past still reside there, an indication to the stability and safety of the area. Some of the surrounding buildings are of the same period. Statilia Flat is on ground floor.
The flat covers ca. 65 sq. mts. and has graceful details like plaster cornices, and parquet floors. It consists of a large entrance, a dining room, a full kitchen, 2 bedrooms (one with a queen bed and another with 2 single beds) and one bathroom.
The Building has also a small garden just outside the flat you can use the sitting area and even have a breakfast in the garden.
Statilia Flat is a traditional italian house in a 20' building but has been recently renovated.
Check-in is after 4 P.M. (after 9.00 P.M. extra charge 30 euro, after 11 P.M. extra charge 50 euro).
Check-out is by 10 A.M. A late check out (until 2 P.M.) is available with an extra charge of 50 Euro
To organise check-in, the client must inform the City Manager when they are due to arrive, contacting him 4/5 days in advance by mail or telephone (see Contact)
It is guaranteed that the house will be ready at 4 P.M., and it should be vacated no later than 10 A.M. (after 11 A.M. extra charge 20 euros) on the departure day.
The City Manager has the right to deny access to any client who show signs of being drunk or intoxicated, who act aggressively towards the City Manager, or who violates State laws.
Anyone booking an apartment agrees not to have parties or loud music playing. If neighbors complain and/or the police are called, it may result in the immediate eviction of the tenant regardless of the time of day or night. This will also result in the loss of prepaid rent. Quiet time in the properties is from 10 PM to 10 AM.
By booking with us you agree to our terms and conditions and expected to abide by these rules. You will also be expected to sign these rules upon check-in on your date of arrival.
At your arrival, our staff will meet you at your apartment with your keys and orient you with the apartment. Client agrees to pay for any damage to the property or missing items.
Owner will not release the keys at the check-in until the full rental payment is paid and the security deposit is paid.
HOUSEHOLD MAINTENANCE & TIDYING UP
The house will be tidy and clean when you arrive – please let the City Manager know immediately if you find any shortcomings.
In your house you will find a broom, a dustpan and other useful things to tidy up.
You are responsible for the state of the house.
Before you leave the house you must wash the dishes, dispose of the rubbish and put the furniture in the order in which you found it.
If you do not, your security money will not be given back.
LOSS OF KEYS
If you lose or take the house keys away you are subject to a payment of 80 euro.
If you leave the keys inside the apartment in the lock and a locksmith must be called to open the apartment, you are subject to a payment of 300 euro.
DAMAGES & COMPLAINTS
Our guests should check the equipment listed on the inventory.
Damages that occur during normal use of the equipment, if not caused by misuse, will not be charged to the customer’s bill and will be repaired in line with the availability of a technician and with the required materials.
Otherwise, if the damage has been caused by misuse, the repairs will be charged to the customer’s bill or deducted from the security deposit.
Please report any damaged equipment to the City Manager, who will endeavour to replace/organise repair as soon as possible.
Please note that the City Manager isNOT AUTHORISED under any circumstance to give a discount to clients. If the client has a complaint and would like to discuss a discount, he must contact the apartment owner via email directly, outlining the reasons for complaint.
The City Manager has the right to enter the house for reasons of inspection or maintenance.
NUMBER OF GUESTS
Rental guests agree not to exceed the maximum occupancy listed on the website. If rental guests exceed the maximum occupancy of the apartment, owner/manager may immediately evict them with no refund of the unused portion of the rental period. At NO time can the maximum occupancy be exceeded.
Pets are not admitted.
The apartment is strictly non-smoking.
Subletting the house is not allowed.
In the case that the client does not respect any of the points contained in this section, the City Manager will ask the client to leave the house.

Schöne ,geräumige Wohnung. Lage auch ok, in 5 Min erreicht man Metro und Supermarkt, Busse und Tram direkt um die Ecke und nebenan ein Restaurant mit schmackhaftem Essen. Küchenausstattung vollkommen ausreichend, Wasserkocher leider defekt.
Betten bequem, sauber und reichlich Stauraum.
Mit der Sauberkeit haperte es. Der Fußboden war sehr schmutzig und das Bad ( vor allem die Dusche und der Wasserspüler) seit Jahren nicht mehr geputzt .
Wenn das behoben ist, kann man diese Wohnung nur empfehlen.
Geräuschempfindlich sollte man nicht sein.
Die Sehenswürdigkeiten von Rom sind nicht gerade fußläufig - die Lage aber dennoch so zentral und günstig gelegen, dass mit ein paar Schritten die U-Bahn und damit jedes Wunschziel schnell erreichbar ist. Die Wohnung ist im Souterrain, sehr geräumig und sauber. Der kleine Innenhof ist eine Oase, die wir viel genutzt haben. Umliegend sind kleine Märkte und ein Supermarkt - eine kleine Bar in der Nachbarschaft bietet ein Frühstück im italienischen Stil für 2 Euro an und die Pizzeria daneben einen Imbiss, der sich an den Einheimischen und nicht den Touristen orientiert. Für den Preis und die Lage eine wunderbare Unterkunft. Die Kommunikation verlief freundlich und zuverlässig - vielen Dank!
Lejligheden var stor og der var alle de nødvendigheder som vi kunne ønske os.
En lidt mørk lejlighed, men dejlig med varme på trods af at solen ikke kunne nå ind.
Vi havde valgt lejligheden på grund af terrassen og dermed mulighed for at kunne sidde ude i det skønne skønne vejr - det var dog ikke muligt på grund ag manglende faciliteter og levede ikke op til billederne. Området var ok, tæt på metro og i gå afstand til alt for os. Der var dog konstant larm af biler nat og dag, ikke toge - det er svært at acceptere når der slet ikke foreligger oplysninger som giver et hint om dette.Kunne måske selv at have set det hvis vi havde haft bedre kort før vi accepterede lejemålet. Som skrevet ok lejlighed, rent og veludstyrret, men udenoms var ikke som forventet, eller beskrevet.
Manuela, la propriétaire, ne nous a pas contactés directement mais elle a fait tout le nécessaire pour que quelqu'un le fasse à sa place, avant notre départ et lors de l'arrivée. L'appartement était dans un état impéccable, propre et rangé, vraiment bien. Il a tous les électroménagers indispensables (sauf, malheureusement, un simple grille pain). Sa situation est plutôt convenable, compte tenu du fait que Rome est une très grande ville. Il est très bien desservi par les transports en commun et pas loin du métro, et se trouve tout juste dans l'enceinte des murailles aurélianes, ce qui est très pratique puisque comme ça le tarif du taxi est fixe pour les déplacements vers les deux aéeroports de Rome. Les voisins sont calmes et gentils, par contre le quartier est vivant et bruyant ... mais c'est Rome, quoi! Nous avons particulièrement apprécié la cour, très verdoyante, avec un aménagement basique pour y boire un verre et papoter entre nous (quelques chaises et petites tables) et nous y avons même déjeuné, c'était franchement très agréable. Un séjour (presque) parfait.

The appartment more than fulfilled our expectations.
It's spatious, clean and well equipped with a.o. a washing machine.
It's situated at short distance (300m) from the Vatican, in a quiet neighbourhood.
Of course one hears some little sounds from neighbours, but in our perception acceptable.
The host took her time to explain everything in and around the appartment.
Before arrival they made contact to explain how to travel in the city.
In short: we can recommand this appartment. It's worth the money you pay for it.
We were absolutely delighted by the experience we had in Roma.
Manuela welcomed us at the flat, and very nicely explained us all we had to know about the accommodation, but also some tricks and warnings about the city.
The flat is very well located that allowed us to go to the Villa Borghese, the coliseum, and also the Vatican all by walk.

This apartment really does have a nice terrace. That is where we ate most of our meals when we ate in the apartment. The apartment is spacious and stylish. It has a well-equipped kitchen and the laundry facilities are very useful. We used the apartment in August during extreme heat and humidity. The apartment does not have air conditioning, but it was comfortable enough using the fan and the dehumidifier. The apartment is on the side of a hill, so that one face looks out above ground with the wonderful terrace. The rest of the apartment is in the hillside and the only other windows are small windows high up on the walls that are at ground level on the other, uphill, side of the building. Because of this, the apartment had very high humidity during the heat of August. If you can't tolerate some dampness, this is not the place for you.
The location is excellent. The entrance to the apartment is off the street some distance, so it is quiet and private. If you look at the area on Google streetview you will see Via di Sant Onofrio is partly stairs. The entrance to the courtyard is half way up those stairs. This is very charming and private, but it also means that are steep stairs involved beyond those you can see on streetview. We did not have any problems moving ourselves and our luggage in and out, but if you are elderly or have mobility problems, you may not be happy with this apartment.
Just at the end of the street there is a tabacchi where you can buy transit tickets, etc. Key bus stops are about a 5 minute walk away (we did not have any problems taking our luggage there and riding the bus to the Terminale train station). There are several convenience stores for buying food and drink. There is a good but full-price restaurant on the corner, but you are about a 5-10 minute walk from the enormous selection of restaurants in Trastevere. We walked to the Vatican, Pantheon, etc from the apartment, and took the bus to the Coliseum. We also enjoyed the night-life set up on the banks of the TIber. Great place to spend an evening!
