This apartment is situated on the third floor, it’s composed of a spacious living room with a double sofa bed, two double bedrooms (in one bedroom there is a sofa bed suitable for a child) and two bathrooms, one with shower and one with bathtub. Apartment maintaining on the ceiling precious original period stuccos.
The apartment is located in the Castello district, the most sought after part of the city for visitors seeking the authentic side of Venice, away from the crowded touristy areas. Campo Bandiera e Moro (or Bragora), is a quaint small Venetian square with a ringed well, offering an idyllic view that properly represents the Venice of yore and the city's fascinating “slow” lifestyle.
Well served by the ACTV vaporetti, thanks to nearby stops at the Arsenal and San Zaccaria, this apartment is especially easy to reach using public water transportation services along the Canal Grande. It is located is an especially advantageous position for a stroll along the scenic Riva degli Schiavoni, for a visit to the ancient and historic Arsenal, or reach the extraordinary San Marco Square.

From August 24th 2011 also Venice will enforce a new tourist tax for visitors: The City of Venice will enforce a new tourist tax for visitors staying overnight, starting from August 24th (with no retrospective effect). The decision was taken by the City Council last June 23rd, when the new tax regulations were approved.
Tariffs will vary according to season (there will be two fares, one for low and on for high season), location (three areas have been identified: Venice old town, the islands and the mainland) and to the type of accommodation (hotels, bb, campsites, holiday village, etc). In fact, there is a series of tax reductions foreseen for accommodation facilities located on the islands in the Lagoon (30%) or on the mainland (40%) and during low season (up to 50%). Children aged between 10 and 16 will pay half the tax fare, whereas those under 10 will not be charged at all.
The tax goes to a maximum of 2,50€ to a minimum of 0,90€ per person for day until 5 day of stay.

This flat was perfect for our 3 day stay. Great location and great hosts. Valentina was very prompt with her replies and Marco was extremely helpful when he checked us in to the flat and recommended a close by restaurant. We went back for dinner the next night. We would stay here again for sure.
That with the view is exaggerated, you look nämich not "the" channel, but a small one. Nevertheless, it is worth the view, you do not look namely on a wall or ugly alley, probes in a broader way, a small canal and a small bridge - very nice. At the back you can see a small garden / park and palm trees. The walls are etws moist, which is more normal for Venice. For 4 people enough space, 5 yet (sofa), but is only 6 people at a pinch.
The apartment is surrounded by small streets next to the Arsenale. Thanks briefing it is easy to find again. I found the fourth class and super romantic. It is located just outside the crowds but close enough to the major places that you can then also within walking distance.
It takes 5 minutes on foot to the Arsenale stop and Via Garibaldi (cheap restaurants, Coop supermarket).
Check-in: the public water bus line 1 from the Bus-Terminal/Bahnstation ("Piazzale Roma") for about 30 minutes under the Rialto bridge to the stop "Arsenale". There they found an employee to me and showed me everything.
Only annoying was the garbage right that you have to leave the apartment garbage free. But also due to the city, where there is no trash can, you put the garbage bag next to the front door, where it will be picked up early in the morning. If you forget that threatens a penalty of € 100 The cleaning and greeting fee of € 85 I personally found a bit too high, but Venice is also not a cheap city.

Das mit der Sicht ist übertrieben, man schaut nämich nicht auf "den" Kanal, sondern einen kleinen. Trotzdem lohnt sich die Aussicht, man schaut nämlich nicht auf eine Wand oder hässliche Gasse, sonden in einen breiteren Weg, einen kleinen Kanal und eine kleine Brücke - sehr schön. Nach hinten raus ist ein kleiner Garten/Park und Palmen zu sehen. Die Wände sind etws feucht, was für Venedig eher normal ist. Für 4 Personen ausreichend Platz, 5 geht noch (Sofa), aber 6 Personen nur zur Not.
Die Wohnung liegt inmitten kleiner Gassen neben dem Arsenale. Dank Einweisung ist sie leicht wieder zu finden. Ich fand das Viertel klasse und superromantisch. Es liegt etwas ausserhalb der Menschenmassen, aber nahe genug an den wichtigen Orten, die man dann auch zu Fuß erreichen kann.
Man benötigt 5 Minuten zu Fuss zur Haltestelle Arsenale und zur Via Garibaldi (günstige Restaurants, Coop-Supermarkt).
Anreise: mit dem Wasserbus Linie 1 ab dem Bus-Terminal/Bahnstation ("Piazzale Roma") ca. 30 Minuten unter der Rialto-Brücke hindurch zur Haltestelle "Arsenale". Dort wartete ein Angestellter auf mich und hat mir alles gezeigt.
Einzig nervig war die Müllordnung, dass man die Wohnung müllfrei verlassen muss. Liegt aber auch an der Stadt, dort gibt es keine Mülleimer, man legt die Mülltüte neben die Haustür, wo sie dann frühmorgens abgeholt wird. Vergisst man das, droht eine Strafe von €100. Die Reinigungs- und Begrüssungsgebühr von €85 fand ich persönlich etwas zu hoch, aber Venedig ist auch keine billige Stadt.
Wie heisst es so schön: "Alles Bestens, gerne wieder".

Nette Vermieterin, super Lage, sehr zentral, urige Wohnung, leider Betten total durchgelegen und etwas staubig.
We were picked up at the boat stop, which worked fine, great service! The apartment is very nice, the rooms quite large. The kitchen is well equipped. (Abwaschmachine!) For 5 people space is limited. The 5th bed stehtin the kitchen in front of the bin and the washing trough. Prepare for breakfast no Probllem for properly cooking it would be tight. WiFi did not work. There has 2 screen.The apartment is located in a nice quiet location and is easy to find. we would certainly come back.
wir wurden an der Boothaltestelle abgeholt, das hat wunderbar geklappt, super Service! Die Wohnung ist sehr schön,die Zimmer recht gross. Die Küche ist gut eingerichtet.(Abwaschmachine!) Für 5 Personen ist der Platz knapp. Das 5.Bett stehtin der Küche vor dem Abfalleimer und dem Abwaschtrog. Zum Frühstück zubereiten kein Probllem, zum richtig Kochen wäre es eng. WiFi hat nicht funktioniert. Dafür hat es 2 Fernseher.Die Wohnung befindet sich in einer schönen, ruhigen Lage und ist gut zu finden. wir würden sicher wiederkommen.
A truly Biennale appartment: just around the corner of the Giardini and the Arsenale, but also in walking distance to other pavillons in the city, the collaterali and the museums. The apartment is situated in a still calm and popular neighbourhood with a couple of nice and popular places to go (for breakfast, lunch and dinner).
I don't want to be fussy, but there's a very unpleasant smell in the bathroom and the reception and cleaning fee is a bit over the top. BUT the receptionist provided us with a very good map of Venice! And the apartment is clean and tidy.
Apart from that: Everything was fine with us. I definitely recommend this apartment especially to art lovers and in general to travelers looking for an accomodation which is not very far from all the gorgeous places in Venice but far enough 'off the beaten track'.
The location of the flat is very good. It is close to the boat stop and to a walking area as well.
The arrangement of the flat is appropriate. The bedrooms are separated from the kitchen and from the bathroom.
The beds are comfortable the kitchen is well equipped.
In a nutshell we were very pleased with this appartement and can recommend it as a good accommodation.

We (2 couples) made us feel very comfortable in the apartment, it is the quiet area arsenals and still very central. We would come back any time.
Wir (2 Paare) haben uns in der Wohnung sehr wohl gefühlt, sie liegt im ruhigen Viertel Arsenale und trotzdem ganz zentral. Wir würden jederzeit wiederkommen.
The apartment is ideally located for the Biennale and conform to its description. Two small flats on my assessment: - the fact that the rooms are on the back on the back of some pavilions "giardini" and the whole machinery of the buildings air conditioning starts at 5am. .. Therefore, do not sleep with open windows ... - The welcome is assured by an authorized provider by Valentina makes you go to the charge to the building from the point of appointment then mechanically delivers all the instructions to you. It's a bit cold and impersonal. In addition, you do not have a choice but to pay 85 € for the delivery of end of stay cleaning. It is good to know in advance. Otherwise, Venice is a wonderful city of course!
L'appartement est idéalement situé pour la Biennale et conforme à sa description. Deux petits bémols sur mon appréciation :
- le fait que les chambres donnent sur l'arrière face à l'arrière de certains pavillons des "giardini" et que toute la machinerie de climatisation de ces bâtiments se met en marche à 5 heures du matin... Eviter donc de dormir les fenêtres ouvertes...
- l'accueil est assuré par un prestataire mandaté par Valentina qui vous fait aller au pas de charge jusqu'à l'immeuble depuis le point de rendez-vous puis qui débite mécaniquement toutes les consignes à vous donner. C'est un peu froid et impersonnel. De plus, vous n'aurez pas le choix que de verser 85 € pour la prestation de ménage de fin de séjour. C'est bon à savoir à l'avance.
Sinon, Venise reste une ville merveilleuse bien sûr !!!
The flat is very confortable, and extremelly well situated, at the heart of venice. Marco (Valentina assistant) who received us is very efficient and polite. For sure a good choice.
A lovely accommodation close to Rialto (5 min away walking) and with all the necessary facilities around it. Very quiet in the night, it has two double room and a living room with a double bed futon .... more than enough to sleep up to 6 adults if needed! We were a family of four and the two kids were able to have their own room. The kitchenette has a nice view over a small canal (which is the picture posted on the site) and we enjoyed sitting at the small table in the evening drinking Prosecco and watching people walking and chatting over the little bridge. Al in all a very positive experience with only one recommendation: it would be good if the two air conditioning units could have their exhaust pipes permanently fixed on the wall with an outside hole. Having to keep the windows open for the hot air to be disposed reduced dramatically the efficiency of the air conditioning and we were never able to properly cool down the apartment.
